Key Points

  1. Dubai Investments will sell 1.74 billion DIP Holding shares, 20% of issued capital, on Dubai Financial Market.
  2. Subscription runs October 27 to November 3, with trading targeted for November 11, subject to approvals.
  3. It is the UAE's first initial public offering of 2026, after regional Gulf listing volumes collapsed.

The latest:

Twenty percent of DIP Holding is going up for sale in what would be the UAE’s first IPO of 2026, Dubai Investments said in a disclosure on Monday. The parent plans to sell roughly 1.74 billion existing shares and list the unit on Dubai Financial Market in November, with proceeds flowing to Dubai Investments rather than the subsidiary.

Details:

  • The timetable: Subscription opens October 27 and closes November 3, with listing and the start of trading targeted for November 11 or around that date, according to the disclosure. Both remain conditional on regulatory approvals and market conditions.
  • Pricing undisclosed: The disclosure set no price range or target size. Bloomberg reported in September 2025 that Dubai Investments Park could be valued at between 8 billion and 10 billion dirhams, or 2.2 billion to 2.7 billion dollars.
  • The dividend pitch: DIP Holding expects to pay 700 million dirhams in cash dividends for 2026, rising to 725 million in 2027 and 750 million in 2028, and intends to adopt a semi-annual payout policy once approvals are secured.
  • First payout: The first post-IPO distribution is expected at about 350 million dirhams, payable in April 2027 for the second half of 2026. Eligible subscribers would receive the full half-year dividend rather than only the stretch following the November listing.
  • Shareholder tranche: An additional tranche equal to 2% of the offer shares is reserved for eligible individual shareholders of Dubai Investments. Eligibility is determined by share ownership on October 28, provided the shares were bought by October 26.
  • The financials: DIP Holding posted revenue of 960 million dirhams in 2025 and adjusted EBITDA of 678 million. First-half 2026 revenue reached 492 million dirhams with adjusted EBITDA of 355 million, a 72% margin and cash conversion of 97%.
  • The asset: The company owns all of Dubai Investments Park Development and serves roughly 1,000 tenants across about 5,700 sublease contracts and more than 150,000 residents. Occupancy of leased land stood at 99.9% at the end of June.
  • Growth plan: Management is banking on contractual ground-rent repricing, expanded subleasing and converting some plots to higher-value uses, according to the disclosure. The park sits near Jebel Ali Port and Al Maktoum International Airport.
  • Scaled back: Dubai Investments had previously signaled it could sell a 24% stake in the unit. The group, listed in Dubai since 1995, holds total assets exceeding 23.9 billion dirhams across real estate, industry, healthcare, education and financial investments.
  • The market backdrop: Gulf listing volumes slumped this year as the regional war compounded a broader slowdown, Bloomberg reported Friday. Regional equity markets have fallen since the war began, with Oman the exception, while the Dubai Financial Market index is down about 3%.

Background:

Dubai Investments Park was launched in 1997 across 23 million square meters, combining warehouses, hotels, retail, schools and medical centers into one of the emirate’s largest mixed-use developments.

Between the lines:

The offer is being marketed on yield rather than growth: a dividend ladder to 2028, near-full occupancy and 97% cash conversion are the strongest cards on the table. Trimming the stake from a previously flagged 24% to 20%, and withholding a price range, both read as caution in a market where Dubai’s index has slipped 3%.

What’s next

Watch for the price range before the October 27 opening, the October 28 shareholder eligibility cutoff, final regulatory sign-off, and whether trading begins on target November 11.
